Project Management

--The project management services will provide to a Customer Agency comprehensive support for the design, reconfiguration, relocation, increasing or downsizing office spaces and similar facilities.

-- Feasibility shall be determined by space forecasting and building analyses.

-- Develop project management plan and implementation strategies, which identify all significant issues related to the project.

-- Partner with customer agency and manage interior design process to ensure it meets their requirements.

-- Develop and manage the phasing of the reconfiguration project.

-- Assist in preparing the budget requirements for the furnishing and equipment acquisition, delivery and installation.

-- Manage logistics of interior renovations and furniture installation.

-- Oversee all deliveries and installations to ensure adherence to scope of work, installation standards and accurate placement of furniture according to plan.

Asset Management

-- The assets management services will cover the development and/or implementation of an assets management system to monitor and track the customer agencies’ office furniture and equipment inventory. The services may include, but are not limited to:

-- Analyze assets management and business processes at Customer Agencies.
Provide a physical inventory of furniture and furnishings.

-- Provide bar coding services including: developing bar code standards, bar coding individual office items, and develop a bar code data base.

-- Flow chart current processes and develops recommendations to improve processes.

-- Customize computer aided facilities management system to meet recommended process improvements.

-- Install assets management systems and provide the Customer Agency staff with training in order to properly maintain the system.

-- Manage the process for the proper disposition of Federal Government property in accordance with applicable rules and regulations, if required.

Relocation

-- The Reconfiguration and Relocation services will provide all the services required for the reorganization and consolidation of existing facilities, and/or opening new facilities. The services may include, but are not limited to:

Design and Layout

-- The Furniture Design/Layout services will provide Customer Agencies with complete interior design, furniture consultation and/or product specifications. The services may include, but are not limited to:

-- Evaluation of the Customer Agencies overall office space and furniture requirements, existing inventory, space standards, the functional office environment, work flow, and special space or electrical/data requirements.

-- Formulation of design solutions

-- Development of detailed plan in an electronic format (i.e., AutoCAD, Microsoft Access, etc.) based on the service provider’s evaluation, proposed design solutions and the Customer Agencies’ requirements. The schematic space plan shall be produced in sufficient detail to be reviewed for approval by the Customer Agency and it’s sub-components. The contractor will produce drawings and other documentation of the approved plan containing sufficient detail of design intent for use by all other parties, such as electricians, furniture installers etc.

Asset Maintenance

-- The Assets Maintenance services will provide complete restoration, repair, cleaning and/or renovation of office furnishings and equipment.

-- The contractor shall have the capability to provide repair and restoration services for a variety of office furnishings and furniture on site or at the contractors facility. These services could include reupholstering, refinishing, and cleaning of furnishings.

-- Providing short and long range maintenance plans for office furnishings, carpeting, window treatments, etc. Recycle furniture by remanufacturing components with the same process as a new product.

Service Warranty

This warranty only applies to new furniture treated prior to delivery. The furniture must have been properly treated and delivered soil-free from the supplier for valid warranty.

If within three years from the time of application, your treated fabric absorbs stains that cannot be removed by our recommended methods, B&OI will arrange for our professional cleaners to service the stained areas at no cost to you. To qualify for this warranty, customer must contact our service department within five days of staining.

This warranty covers stains caused by common water and oil-based spills. This warranty does NOT apply to the following: furniture with stains resulting from dyes, acids (including bile) or caustic solutions; furniture that has been mishandled, abused, or neglected, or damage resulting from improper cleaning methods.


Refinishing / Repair

Usually, companies have in-house or hired maintenance crews that clean their offices, empty the trash and maintain the restrooms. However, these services are unable to provide the routine maintenance that is necessary that is necessary to keep your furniture working well and looking good. Our corporate facility services team provides the necessary expertise to extend the life of your furniture by performing such tasks as:

  • Repairing broken furniture
  • Touching up wood and metal furniture
  • Furniture refinishing
  • Repairing problems while the product is under warranty

Refurbishing

As an alternate to purchasing new furniture, B&OI provides total refurbishing services. Refurbishing your furniture entails stripping and repainting metal components, re-laminating work surfaces and resurfacing panels, all of which clearly enhance the appearance and prolong the useful life. This reinvestment in your furniture assets can be a viable alternative to costly replacements. By recycling your furniture, you are also protecting our environment.

Guarantee

B&OI services are guaranteed for a period of one year from the date of the invoice. Defects in workmanship or materials causing flaking, peeling, or paint lifting will be repainted at the expense of B&OI. This guarantee will be null and void if proper care and handling of freshly painted furniture is not followed. See Drying Time.

Fabric: Pricing does not include fabric. For orders under 500 yards, add 5% for flaws. For orders over 500 yards, add 2%. Quantities for vertically directional fabric; refer to rail-roaded yardage figures when patterns run along roll-out of fabric roll.

Worksurface: For any size of re-lamination, the price is $56.75. Pricing does not include cost of laminate.

Remanufacturing

Recycled furniture is product that has been purchased by B&OI and upgraded to industry standards for recycled furniture for resale. B&OI will remanufacture the product and include all parts, hardware, and materials as specified below.

Panels

The original fabric is removed from the panels prior to recovering. The panels are then covered with new fabric on both sides using OEM methods and materials requested by the customer. B&OI remanufactured panels retain the same Class A fire protection classification as the original panels.

Panels do not include power. Powerway and base trim packages must be purchased through the manufacturer and installed during the remanufacturing process. Power must arrive one week prior scheduled Reman ship date.

Panel hardware, including top caps, inner and outer uprights, and base plates are refinished in the specified finish color. B&OI will either refinish or replace the hardware.

Worksurfaces

Worksurfaces are re-laminated using OEM approved laminates. Both Steelcase proprietary and other laminates are available. Radius and self-edge are offered. A new locking sleeve is installed and the locks are reassembled. One key will be shipped with each worksurface. All hardware is included. Cableway locations must be specified and will be installed at the specified up-charge.

Storage Bins, Unit Assemblies, Pedestals, Shelves, End Panels, etc.

All visual surfaces will be painted and will be free of major defects and blemishes. Some surfaces, not easily seen while newly painted, may have some small dents, etc. Paint colors and gloss will match the original manufacturer s finish. Custom colors are available.

Task Lights

Task lights will be inspected and put in working order. They will be prepared to ensure proper paint adhesion and then painted. Fluorescent tubes and diffusers are included.

Reupholstery

When office seating becomes worn, faded and outdated, why not give it a needed facelift by having B&OI s quality reupholstery craftsmen make it look like new again? B&OI can recycle your furniture by reupholstering any seating product regardless of the manufacturer.

Financial Cost

Refurbished furniture costs up to 80% less than manufacturer s list price, and can still cost between 25% and 40% less than even deeply discounted new furniture. As a flexible option, actual savings are directly related to the extent the furniture is upgraded.

Asset Utilization

Many thousands of pieces of office furniture now languish in storage. By reviving this furniture with new fabric, paint and some adjustments, it is possible to furnish a new or existing office by reusing, not replacing.

Aesthetic

Image

Refurbishing is an expedient, and now acceptable, way to update or upgrade a tired facility image. As indicated, the costs can be relatively minor, while the benefits accrued from improved customer perception can be significant- even most employees will be unaware that they are working with recycled furniture.

Choice

Surprisingly, a far wider range of options for color, fabric and finish are available for refurbished furniture than for new. While the original manufacturer or dealer may offer limited choices, the refurbisher can provide an infinite selection of fabrics and finishes with little effect on cost or service. This is important to organizations and their designers who want to project an up-to-date facility image.

Coordination

Through fabric and color, old and new products can easily be harmonized- even products made by different manufacturers. The ability to mix-and-match is particularly important to companies, large or small, who need to add workspace, or who have moved, merged, or otherwise reconfigured and need to blend existing furnishings into new interior schemes.

Color

Color designs are fashion-dependent, even in interiors-brights of the 1960s, earth tones of the 1970s, and grays and jewel tones of the 1980s have largely been replaced by deeper, richer, more saturated colors in the 1990s. Refurbishing provides an opportunity to create a more aesthetically pleasing environment, resulting in the elevation of corporate image important for both client and employee.
